The Berkeley neighborhood was platted in the 1880s and 1890s as Denver expanded northwest, with tree-lined residential streets designed for Denver's growing middle class families.
Berkeley filled with craftsman bungalows and four-square homes during the 1910s and 1920s housing boom. Many of these homes survive in excellent condition and define the neighborhood's character today.
Berkeley remained a stable working-class neighborhood for decades. Tennyson Street served as the local commercial strip with groceries, barbershops, and neighborhood services.
As rents dropped, independent bookstores, music shops, and locally-owned restaurants began replacing chain stores. The street developed a distinctly independent character.
Hops & Pie opened in 2011 and became a citywide destination. Artists, galleries, and boutique restaurants followed, transforming the corridor into one of Denver's most charming neighborhood commercial streets.
Despite rising property values, Berkeley has successfully maintained its independent, community-oriented character — a model for neighborhood commercial districts across the city.
